In Hungary, state assets were sold ahead of time. "Properties were sold together with the user"

This is a scandal on a massive scale or a strategic operation carried out within the law? For now, the question remains unanswered. The situation concerns Hungary, where several months before the elections many state-owned properties were to be sold - reports the Hungarian portal G7.hu.

      Only in the last half-year in Hungary were to be sold more than half a dozen state-owned properties whose value was to exceed 1 billion forints, i.e. over 11 million PLN – G7.hu reports.

      This was supposed to be only part of the sold properties. The authors of the material published on the Hungarian portal claim that the practice has been ongoing since the end of 2024. During that time several state buildings and construction plots were to be sold

      "In many cases office buildings also fell under the hammer, from which ministries and other state organisations had not yet moved out, meaning that MNV sold them together with the tenants," G7.hu reports.

      500 state properties were sold

      The Hungarian portal reports, citing the database of the state property manager MNV, that in a year and a half almost 500 state properties, including buildings and plots, were sold. According to the authors, the number could have been higher, but not all auctions ended in sales.

      Was it a coincidence that the properties were sold before the parliamentary elections in Hungary, or was it a planned operation that had been prepared much earlier, and by coincidence the finalisation of the transactions fell a few months before the elections? These are questions that for now must remain unanswered, but the text of Hungarian journalists may suggest that the situation is at least strange.

      Recall that on Sunday 12 April 2026 parliamentary elections were held in Hungary. After counting, 99% of the votes show that the Fidesz‑KDNP coalition led by former Prime Minister Viktor Orbán lost power after 16 years, which will have only 55 seats in the new term of the Hungarian parliament. The constitutional majority was won by the TISZA party of Peter Magyar, which secured 138 of 199 seats. Six seats will go to the right‑wing party Mi Hazank.

       

      Billions in transactions

      Hungarian journalists from G7.hu, who have not for the first time reported on controversial transactions involving state properties, this time focused on 10 of them that were sold for the highest amounts, describing each of them.

      Among the properties sold was the Ministry of Interior building in the 5th district of Budapest, which was put up for sale in September 2025 after being removed from the heritage list. Only one buyer was interested, who paid almost 51 billion forints, i.e. over 567 million PLN.

      According to the portal, the complex of buildings was to be bought by a developer from the United Arab Emirates – Eagle Hills, which planned to create a mini Dubai in Budapest. For now the project has not been realised.

      Among the buildings that made it into the “most expensive ten” is also the former Elmű headquarters in the 13th district sold for 7.7 billion forints, i.e. almost 85.5 million PLN. And the NAV headquarters in the 5th district of Budapest sold for 6.5 billion forints, i.e. over 72 million PLN.

      "The asset manager could easily prove to potential buyers who were engaged in a fierce auction that the market situation was most favourable for sales. We will not reveal the great secret by saying that it is almost certainly not the explanation that MNV will use if it ever wants to justify the boom in the real estate market over the last year and a half," we read on the Hungarian portal.
